Ghaf Woods is a visionary wellness and sustainability focused development spearheaded by Majid Al Futtaim (MAF). Conceived as a forest-integrated community, the project pushes the boundaries of sustainable development in the UAE and wider MENA region. The 738,000 m² masterplan comprises approximately 7,000 premium residential units and aims to become carbon positive, while delivering 20% cleaner air than the rest of Dubai and temperatures up to 5°C cooler through its nature-led design approach.

Cundall delivered the project’s strategic sustainability and wellness frameworks, helping to shape its ambitious environmental and health goals. This included site-wide and building-level whole life carbon assessments, a circular economy strategy, and comprehensive sustainability and wellness frameworks, alongside guidance for community and building level certifications under WELL and LEED rating systems. Together, these strategies enhance environmental performance and support the long-term resilience of the development. The project has also achieved the highest WiredScore Home Platinum accreditation for smart residential schemes. In addition, it is the first WiredScore Neighbourhood in the UAE and the second in the wider region, highlighting its leadership in digital connectivity and smart community infrastructure.

From expansive green corridors and shaded pathways to thoughtfully designed communal spaces, every element encourages residents to slow down and reconnect - with nature and with each other.”
