The Hyperscale Data Centres portfolio was developed to meet the rising demand for resilient digital infrastructure in Saudi Arabia. The programme comprises five facilities - three in Riyadh and two in Dammam - with initial phases ranging from 10,000 to 15,000 m². Built in modular and repeatable 4 MW phases, the Dammam facilities scale to 24 MW or 40 MW per data centre, while the Riyadh facilities scale to 16 MW across 4 phases. Owned by Saudi Data Centre Fund 1, the programme is being developed as a major, multi-phase data centre portfolio intended for multi-tenant leasing upon completion, with Edarat Group leading the data centre design, engineering and supervision. The project has successfully achieved LEED Silver certification, setting a new benchmark for sustainable, high-performance computing development. 

Our sustainability team implemented a set of design strategies to enhance operational performance and resource efficiency. A high-efficiency hot-aisle/cold-aisle configuration, combined with an enhanced building envelope, minimised air mixing and reduced cooling loads, while occupancy-based lighting controls decreased operational costs and carbon emissions. Energy modelling demonstrated a 9.3% reduction in consumption in line with ASHRAE 90.4, increasing to 10.5% with the integration of on-site renewable energy. In parallel, advanced water management systems, including geocell attenuation tanks, were implemented to regulate stormwater and support water reuse to ease pressure on municipal infrastructure.
