This new 150,000 sq. ft office is located on Lincoln Square, Deansgate. The new building responds to the natural boundaries of Lincoln Square but is cut away at the eastern elevation to reveal the frontage of St Mary’s, a Grade II listed 18th
century church, where a new public space has been created. Around 8,611 sq. ft of retail and restaurant space will be provided at ground floor level.

The building arrangement provided a challenge for the fire strategy as the cores were located central along the rear façade of the building, which created extended travel distances far in excess of the recommended maximum in the design codes. To overcome this, a detailed evacuation analysis was undertaken to demonstrate that occupants could escape safely prior to untenable conditions occurring. This analysis included reviewing the escape routes against various likely fit-out arrangements to show that there was sufficient flexibility to accommodate a wide range of tenants.
