Monument Mall, sits opposite the iconic Earl Grey Monument. The redevelopment aimed to revitalise the underperforming retail centre by removing the internal mall and atria, reconfiguring floorplates, and creating street-facing units. Significant façade upgrades and improved servicing transformed the building’s commercial viability and civic presence, attracting aspirational tenants and re-establishing Blackett Street as a key retail destination in Newcastle.

We provided structural and building services engineering for the complex refurbishment, including phased construction while tenants remained operational. We supported the integration of energy-efficient MEP systems, and flexible internal layouts to futureproof the scheme. BIM was implemented post-tender, with a laser-scanned model used throughout construction and handed over as an asset-tagged tool for facilities management. Sustainability goals were met through BREEAM Very Good certification and Hammerson’s own SIP framework.

Kevin Hannah, Associate Director commented “Our focus was on delivering a building services strategy that not only enhanced energy efficiency but also supported the long-term adaptability of the retail units. By integrating high-performance systems and aligning with Hammerson’s Sustainability Implementation Plan, we helped future-proof the development while maintaining its character.”

Refurbishing the building within a live retail environment in a conservation area brought unique challenges. Through close collaboration with the design team, tenants, and local stakeholders, we engineered flexible, efficient solutions that supported phased handovers and ensured minimal disruption, ultimately contributing to the scheme’s commercial and civic success.
