Indi Sydney is the first purpose built build-to-rent property in Sydney’s central business district, providing the city with 234 new premium apartments, with a mix of one, two and three bedrooms. The development boasts hotel style amenities, such as dedicated co-working areas and a comprehensive suite of wellness facilities including a pool, spa and gym.
Cundall was engaged to lead the Green Star submission and BASIX and NaTHERS assessments. The project is targeting a 5 Star Green Star Design and As Built rating, as well as a 7 Star NatHERS energy rating. The building also features initiatives to promote a healthy sustainable lifestyle for its 500 residents, with integrated access to public transport, proximity to urban parks and a responsible waste management system.
“Sydney's rental market is an ever-evolving landscape and as competition grows for best-in-class amenities, its essential onsite tenant facilities are designed to complement ESD objectives. Our sustainability team worked closely with the client to ensure operational efficiency was built into the design, with features such as smart controls and performance glazing to reduce potential heat gain, as well as ensuring the project remained aligned with the cultural identity of the area.” Julian Bott, Partner
Build-to-rent is shaking things up across Sydney’s rental market, and this project strikes the perfect balance between urban convenience and ensuring a building’s design can promote a healthy lifestyle.
