A showpiece 25,000 seat stadium for Al Ain FC - one of the UAE’s most successful football teams - forms the focal point of this landmark mixed-use development, creating a new centre for the city. Surrounding the stadium is a 4-star hotel, two commercial office buildings, sports centre, eight residential buildings and a variety of amenities, including new food and beverage units. The full development was delivered in two phases.

Cundall was appointed as technical advisor for the first phase, working closely with the delivery team to ensure design compliance across all stakeholders. As the first project of its kind in the region, ongoing collaboration between the client, design team, contractor, and external agencies was critical to achieving a high standard of delivery. Cundall also provided sustainability guidance to support the contractor in commissioning large-scale systems efficiently.
