This Grade A office development, part of the New Bailey development, provides 11,000 m2 of commercial space. The existing façade was retained, and the building has been remodeled and extended with a new floor, balcony, and rooftop terrace incorporated into the structure. Muse Developments took over the top two floors of the building and their completed space provides open-plan office accommodation, meeting rooms, phone booths, a staff lounge and a client reception area.
Cundall was appointed at outline design stage and were retained by Muse throughout the design and construction stages. A significant challenge posed by the Cat A design related to the displacement ventilation and chilled beam cooling strategy. As this system provides lower noise levels than a four-pipe fan coil or variable refrigerant flow system, Cundall designed a bespoke sound masking system in order to maintain high levels of acoustic privacy. Bespoke reverberation control solutions were also delivered in line with the architectural vision.
Rob Turner, Project Manager, commented; "A key challenge on this project was to design reverberation control treatments which did not compromise Muse’s aesthetic vision. Therefore, we worked closely with the interior designer to select a combination of bespoke and functional materials which led to very high levels of speech intelligibility in video-conference rooms."
