Bahrain Bay Masterplan
Cundall was responsible for the re-masterplanning of the exclusive seafront of the Bahrain Bay Development, an ambitious mixed-use masterplan that has redefined the north Manama coastline. The primary objective of the project was to provide a revised masterplan with a strong concept, focussing on the connectivity and links of the seafront plots while making use of their prime location. This included strategic reviews of existing traffic and utility distribution and redesign of all infrastructure.
The revised masterplan needed to work inside the existing ground floor area, consider the traffic impact assessment (TIA) and stay within the planned utility allocations for the areas, while maintaining the existing street layout. The existing sellable plots were divided into smaller plots with the look and feel of both areas being a mixed-use urban district. It is also intended to serve as a model for future development throughout the region.
"Bahrain Bay Development (BBD) had a very close working relationship with Cundall, liaising directly with their team on a daily basis regarding proposed changes to the infrastructure at Bahrain Bay. Cundall prepared a design report and calculations complete with a suite of drawings that captured all the proposed changes to the infrastructure as a result of the masterplan changes. Cundall was very thorough during the project and we found their quality of work to be of a very high standard” commented Ken Sweeney, Development Director, Bahrain Bay Development.

The Bahrain Bay was created by the reclamation of three islands; the North Island, South Island and the Four Seasons Central Island.
