This luxury residential scheme on a reclaimed beachfront peninsula will feature a tiered island design concept. The project includes 44 exclusive villas, two restaurants, a spa and health club. The scheme is situated close to the iconic Burj Al Arab.

The development will also house a beach club, gatehouse and a number of service blocks, with villas ranging in size from 550-930m². The villas are designed in a modern style, with high glazing factors while retaining Arabian decor.

Cundall was commissioned to provide mechanical, electrical and plumbing (MEP) design consultancy for all the buildings and provide sustainability consultancy targeted at achieving a US Green Building Council LEED 'Gold' rating. The Dubai climate and glazed façades presented a significant challenge to maintaining comfort levels. Solar performance glass and active internal and external shading are used throughout.
