Newbury in Berkshire was transformed with a new vibrant ‘streetscape’ retail-led mixed-use town centre scheme. The town together with residents and shoppers in its’ catchment from a major new development of retail stores, supplemented by nearly 200 residential units, delivering part of West Berks District Council's UDP '2025 – A Vision for Newbury'.

The scheme was developed by the Standard Life Investments alongside Shearer Property Group. Parkway provides over 30,000m² of retail space at street level and includes two major anchor stores a 7,000m² Debenhams and a 5,000m² John Lewis At Home. These are supplemented with 40 shops, a mix of MSU’s and unit shops and public realm space surrounded by 'al fresco' cafes adjacent to the River Kennet. The scheme includes underground car parking for over 750 cars under two-thirds of the footprint and separate surface level servicing areas for goods deliveries.

Double height retail units front the new streets within the managed centre with linked access to the existing high street shops. Discreetly placed above the retail podium, a landscaped piazza is surrounded by over 180 residential units comprising 1-3 bed apartments over 2 to 3 storeys with a 7-storey landmark residential tower fronting onto the adjacent Victoria Park.
