This significant urban development on a 265-hectare site includes 10,000 residential units plus industrial, healthcare, education, retail and office buildings. Cundall was commissioned to review and develop the masterplan in order to safeguard future opportunities for embedding sustainability within the scheme, and to future-proof the scheme against changes in legislation.
The security of energy supplies and carbon emissions was recognised as a key area of concern for the future. As a result, a site-wide energy strategy was developed. This should allow the development of the site to respond to future energy targets and availability of energy supplies. In addition, sustainable urban drainage systems (SUDS) were integrated within the landscaping and civil works to reduce the off-flow and provide on-site storage. Sustainable features, such as daylighting and natural ventilation, were integrated into the residential units design. The reduction in water and energy consumption at individual levels was taken into consideration at the masterplanning level, thereby reducing infrastructure costs.
