240 Regent Street was transformed into a stunning mixed-use development in the heart of London’s West End. The building combines quality retail, office and restaurant spaces. It is now a vibrant landmark.

Cundall provided all engineering consultancy input for the landlord, developer and many of the key tenant fit-out works, as well as the building services design.

The work involved the detailed appraisal of the original listed building that underwent three phases of construction in 1919, 1921 and 1938. Through Cundall's perusal of the original structural drawings and thorough tests and investigations, we were able to verify the future longevity and continued performance of the building.

Our structural solution was vital in creating the modern space. A 4-storey atrium was carved into the rear of the building, forming the new office entrance. Fresh air from the atrium is drawn into air-handling units, located under the office raised floors with flexible air-conditioning to office zones with localised controls. Electrical distribution and sprinkler supplies are configured in such a way as to allow flexible office layouts.

The building houses several flagship stores for international high-end retailers, as well as blue-chip office and restaurant tenants.
