The proposed mixed-use development comprises the construction of three new buildings. A 10-storey office building and two residential buildings of 15 and 19-storeys. The base of the residential buildings will contain flexible retail uses, as well as rehearsal space for neighbouring cultural groups and bodies, education spaces and offices. Access into the basement for cars is also provided in the form of two car lifts.

The office building will also contain flexible retail uses at ground floor and the servicing bay for the development which is located on Park Street. At lower ground and basement the space contains the below ground servicing areas, refuse stores, cycle parking spaces and showers and car parking areas. Additional office and residential storage areas are also provided.

Particular challenges for the design of the building services is the requirement to separately service the office and the residential blocks, and locate majority of the plant in the basement to maximise the valuable penthouse area. The offices will have exposed structure and building services, with on-floor ventilation plant to maximise space on the top floor for office area and terracing.
