Cundall was appointed by Swire Properties to supply the sustainability design for this 300,000m² mixed use development, consisting of a retail mall, two office towers and three hotels. A high performance façade design was proposed, with an integrated central plant utilising waste heat recovery. A site-wide water collection and recycling strategy is also being developed to significantly exceed LEED requirements.

The development is targeting an LEED 'Gold' rating.

This project was carried out on a UNESCO World Heritage Site, where most of the buildings are listed and where new archaeological discoveries can be anticipated. Cundall undertook a feasibility study to determine the best way of establishing a new boiler plant to serve the buildings around The Palace Green.

As the potential new venue for the Dubai film festival, entertainment is at the heart of this project. The lively mix of theatre, cinemas, restaurants and bars sits in an urban canyon that brings people in from the street. The experience is enhanced by the enclosed oasis, which is completely removed from the context of the surrounding developments.
